Your property will be marketed using Australia’s largest property advertising portals online and some others Melissa has found very useful. Marketing will be customised to maximise tenant enquiry and attract the “right” tenant for your property. For Lease boards are available however these are not always required or recommended depending on the type of property.
Definitely NOT! The security of the property is a priority so too is maximising the opportunity to get to know perspective tenants. Perspective tenants are escorted through the property which also provides the opportunity for Melissa to highlight the wonderful features and benefits of the premises.
The amount of Bond charged is usually the equivalent of one months rental, however where the rent exceeds $350 per week or the property is the owners principal place of residence a higher Bond can be requested of the tenant.
Absolutely! Having your outgoing invoices deducted from the rent collected will ensure you will have all of your outgoing deductions showing on your end of year financial statement ready for your accountant at tax time.

All funds collected from tenants during the property management process MUST be collected and distributed from a trust account. The registered business that Melissa’s property management folio operates under is Scott Real Estate and the trust account used is audited every year in accordance with the Estate Agents Act. Melissa is a Senior Associate with Scott Real Estate and clients engaged in services with Melissa work specifically with Melissa. Rental is collected monthly from tenants and monthly rental statements distributed to owners. An end of year financial statement for tax efficiency is available on request.
